If you are thinking of buying a new build home, then the process is different to buying a house that someone has previously owned or lived in.
House builders sometimes have special incentives and these are great deals – but you must use a lender who will accept them.
Help to Buy schemes on new build houses are a fantastic Government backed scheme.
If you use the help to buy scheme to purchase your new build property your mortgage adviser will also help complete all the paperwork for your Help to Buy application.
Special exclusive mortgage deals are available for specific builders and we have access to all of those deals.
We are experts in arranging new build mortgages and understand the benefits that they can provide to you. However many lenders do not accept some of these great deals so for example if you chose to use the help to buy product you will find that lots of lenders do not provide mortgages for this scheme. Or for example if your builder were to offer to pay your solicitors fees as a special incentive you would not want to discover just before completion that the lender will not allow them to do so.
A mortgage is a long term commitment and there are lots of different products available, so it is important you get the right solution for you.
